Quick, safe checks before you call

Many problems have a simple cause. Try what’s safe for you — if you’re unsure about anything, stop and contact us.

Safety first. Smell gas, hear hissing, see smoke or sparks, or your carbon-monoxide alarm sounds? Leave the building and call 911 (or your gas utility) from outside. Never open electrical panels, gas lines or appliance wiring yourself.

AC is not cooling

  1. Set the thermostat to Cool and 3–5°F below the room temperature.
  2. Replace or clean a dirty air filter.
  3. Check the breakers for the indoor and outdoor units.
  4. Clear leaves and debris from around the outdoor unit.
  5. Ice on the indoor coil or lines? Turn the AC off and run only the fan for a few hours.

Still warm: low refrigerant, a dirty coil, a weak capacitor or a compressor problem.

Still not working?

Furnace is not heating

  1. Set the thermostat to Heat above room temperature and replace its batteries.
  2. Replace or clean the air filter.
  3. Check the breaker and the furnace’s own on/off switch (it looks like a light switch).
  4. Oil furnace: make sure the tank isn’t empty. Gas: check that other gas appliances work.
  5. Smell gas? Don’t relight anything — leave and call 911.

Still cold: ignition, inducer motor, pressure or limit switch, gas valve or control board.

Still not working?

Thermostat is blank

  1. Replace the batteries.
  2. Check the breaker for the system.
  3. Look for a tripped safety (float) switch near the indoor unit.

Still blank: a failed thermostat or a wiring problem.

Water leaking near the indoor unit

  1. Turn the AC off at the thermostat so it stops making more water.
  2. Check that the drain pan isn’t overflowing and mop up standing water.
  3. Don’t run the system until the drain is cleared.

The most common cause is a clogged condensate drain line.

Outdoor unit won’t start / fan isn’t spinning

  1. Turn the system off at the thermostat and the breaker.
  2. Don’t touch or push the fan — it can start suddenly.
  3. Note any humming, clicking or burning smell and tell us.

Common causes: a weak capacitor, a worn contactor or a failing fan motor.

Refrigerator is not cooling

  1. Set about 37°F (fridge) and 0°F (freezer); wait 24 hours after changing.
  2. Make sure the doors close fully and the seals are clean.
  3. Vacuum dusty coils and keep the vents inside unblocked.
  4. Keep the doors closed to protect your food.

Still warm: evaporator fan, defrost system, start relay or a sealed-system problem.

Washer won’t drain or spin

  1. Unplug it if it’s leaking.
  2. Check the drain hose for kinks.
  3. Clean the drain-pump filter (usually behind a small panel at the bottom front).
  4. Make sure the lid or door latches.

Common causes: a clogged or failed drain pump, a door lock or a worn belt.

Dryer runs but doesn’t heat

  1. Clean the lint filter and the vent — poor airflow is the top cause (and a fire risk).
  2. Check both breakers (electric dryers use a double breaker).
  3. Try a smaller load.

Common causes: heating element, thermal fuse or igniter (gas dryers).

Oven or range isn’t heating

  1. Make sure control lock or Sabbath mode is off and the clock is set.
  2. Electric range: check the breaker.
  3. Gas: if you smell gas, leave and call 911.

Common causes: bake or broil element, igniter, sensor or control board.

Dishwasher leaks or won’t drain

  1. Clean the filter at the bottom.
  2. Check the drain hose for kinks.
  3. New garbage disposal? The knockout plug may still be in place.
  4. Leaking: turn off the water supply.

Common causes: door gasket, float switch, pump seal or inlet valve.

Prices & fees

What is your service call fee?

The diagnostic is free when we do the repair. A standard service call (the visit and the diagnosis) is $99 for heating & cooling and $79 for appliances; if you go ahead with the repair, that amount is credited in full. If you decide not to repair, you pay only the service call. Prices are shown before sales tax. Emergency calls (right now or at night) have a special price quoted before we dispatch.

What does a full diagnostic cost, and what does it include?

A full HVAC diagnostic — whole system — is free when we do the repair (inside and outside units), and $99 if you decide not to repair. We test the system, find the cause, explain it in plain English and quote the repair before we touch anything. For appliances the diagnostic is free with the repair and $79 if you decide not to repair.

Will I know the price before work starts?

Yes. Always. We explain what we find and give you the price before any work begins. Nothing gets done without your okay, and you can say no — then you pay only the service call ($99 heating & cooling, $79 appliances).

Do your prices include parts?

Where a price says “parts & labor included” (capacitor, contactor, thermostat, drain line, fan motor, coil cleaning) it includes both. Refrigerant is charged per pound on top of labor (R-410A: $45 per lb). Bigger repairs and replacements are quoted after diagnosis.

Are the prices on your website final?

They are typical starting prices. Items marked “est.” on the heating & cooling and appliances pages are ballpark figures. Your exact price depends on your equipment and what we find, and you approve it before we start.

How much does a new AC, furnace or heat pump cost?

Asking for a replacement quote is free. The price depends on the size of your home, the efficiency of the unit and your ductwork, so we do not quote a number before we know your system. Send us a photo of your current unit and its model sticker and we’ll give you a price range.

Is the quote really free?

Asking for a quote is always free — tell us what’s going on and we’ll point you to the right service and a starting price. For repairs, the exact price comes after we diagnose, and you approve it before we start.

How do I pay?

We’ll confirm the accepted payment methods when we schedule your visit — just ask by phone or text.

How do I book a visit?

The fastest way is the 1-minute quote form: choose the unit, add the brand and problem (and up to 3 photos), pick Emergency call, Today or Tomorrow (or another date) and a 3-hour arrival window. What do “Emergency call”, “Today” and “Tomorrow” mean?

Emergency (right now or at night) is a special-price call: it can’t be booked online, and we quote the price by phone before we dispatch. Today and Tomorrow are standard visits in a 3-hour arrival window: 8–11 AM, 10 AM–1 PM, 12–3 PM or 2–5 PM. Windows that are more than half over are not shown.

Will you confirm before you arrive?

Yes. We call or text to confirm your visit. If you agreed to texts, we may also send a reminder before the visit.

How fast can you come?

As soon as we can for urgent requests — tell us it’s an emergency by pressing “Emergency call” or calling. For scheduled visits, pick the window that suits you. We confirm the exact timing when we call, so you always know what to expect.

Do I need to be home?

Someone should be there to give us access to the equipment — you, or an authorized person such as your tenant or property manager.

How do I reschedule or cancel?

Call or text us as early as you can and we’ll reschedule. If we can’t get access to the property at the scheduled time, a service call fee may apply (see our Terms).

What should I have ready when I contact you?

What are your hours?

Standard visits are booked in 3-hour arrival windows (8–11, 10–1, 12–3, 2–5). Emergency and night calls have a special price. The quote form and this site work 24/7.

Emergency & night visits

What counts as an emergency?

Examples: no heat in cold weather, no cooling in a heat wave, water leaking from a system, or a refrigerator that has stopped and your food is at risk. If you’re unsure, call — we’ll tell you honestly whether it can wait for a standard visit.

How are urgent and night visits priced?

They are calculated separately from a standard visit. We tell you the price by phone before we dispatch, so there are no surprises. Prefer to wait? Book a standard visit in a 3-hour window.

I smell gas or my carbon-monoxide alarm is going off.

Leave the building immediately and call 911 (or your gas utility) from outside. Do not use switches, phones or flames inside. Once everyone is safe, call us.

What we fix (and what we don’t)

What equipment do you service?

Residential gas and oil furnaces, straight-cool air conditioners, heat pumps and air handlers, plus major appliances: refrigerators and freezers, washers, dryers, ovens, ranges and cooktops, and dishwashers.

Do you fix boilers or chillers?

No. We don’t service boilers, chillers or commercial systems — residential customers only.

Do you repair microwaves or small appliances?

No — we skip microwaves and small countertop appliances and focus on the big ones.

Which brands do you work on?

We work on most common residential brands — for example Carrier, Trane, Lennox, Rheem and Goodman for HVAC, and Samsung, LG, Whirlpool, GE and Frigidaire for appliances. Tell us your brand in the quote form and we’ll confirm we can help.

Is my old unit worth fixing?

We’ll tell you honestly whether repair or replacement makes more sense, with pricing for both. Age, repair cost and efficiency all matter — and there’s no pressure to pick the pricier option.

What about parts?

We explain which parts your repair needs and what they cost before you approve the work. If something is hard to get, we’ll tell you your options.

Warranty

What warranty do you offer?

Our work is backed by a 3 to 6 month warranty on labor and a 12 to 24 month warranty on replacement parts. The exact period varies by service and part and is stated on your quote or invoice. What the warranty covers, and what it does not, is explained in the Warranty section of our Terms.

Does the warranty replace the manufacturer’s warranty?

No. Manufacturers may provide separate warranties on their products; ours covers our labor and the replacement parts we install.

What if the same problem comes back?

Call or text us, and tell us the date of your visit. We’ll check it under the warranty period on your invoice.

During & after the visit

What happens during a visit?
  1. We inspect the system or appliance and find the real cause.
  2. We explain it in plain English.
  3. You get the price before any work starts.
  4. If you approve, we repair it and test it.
  5. You receive an invoice that shows the work and the warranty period.
Can I say no to the repair?

Of course. You pay only the service call ($99 heating & cooling, $79 appliances) — and the diagnostic is free if you go ahead with the repair.
